A lake-shore town in Lexington County
Chapin is an incorporated town in the northern corner of Lexington County. Lake Murray separates it from the rest of the county, and the lake's nearest arm comes within about half a mile of the town limits.

Chapin, South Carolina
Chapin sits on the northern shore of Lake Murray, in the northern corner of Lexington County, and the lake separates the town from most of the rest of the county. That setting shapes yard work. On any lot that slopes toward the water, a patio or slab has to shed rain on purpose, or the water will sit against the house and the edge of the pad after every storm.
Big League Concrete & Grading is a family-owned crew led by Trevor, based in Leesville. We do the grading and the concrete ourselves, so the people who shape the slope for runoff are the same people who set the forms and pour. For a Chapin patio, walkway, set of steps or slab, we start with elevation, soil and dimensions, then clear, grade, form, pour, finish and clean up.
Lake Murrayseparates Chapin from most of the rest of Lexington County. Chapin is part of the area we serve from our base in Leesville.

Know before you build
Each card links to the page we read. Rules change, so confirm permits with the Town or the lake owner before work starts.
Chapin is an incorporated town in the northern corner of Lexington County. Lake Murray separates it from the rest of the county, and the lake's nearest arm comes within about half a mile of the town limits.
Lake Murray was created by the Dreher Shoals Dam on the Saluda River, built from 1927 to 1930. The lake covers about 50,000 acres with more than 500 miles of shoreline, which is a lot of sloping waterfront ground.
Dominion Energy says residential permits for docks, boat ramps, retaining walls and similar lake work are applied for online, with the property's tax map number and a plat ready. Our concrete work is on your own ground, not the shoreline.

The Town of Chapin requires a zoning permit for any building, sign or structure being altered. Building permits inside town limits come from CC&I Services LLC, and the Town says contractors need a Town business license.
Chapin questions
The Town of Chapin's permits page says a zoning permit is required for any building, sign or structure being altered, and that building permits inside town limits are issued by CC&I Services LLC. Whether a flat patio needs either depends on your lot and the scope, so ask the Town with your address first. Tell us what they say and we will plan the work around it.
We pour walkways, steps and pads on your own ground, like the curved lakeside walkway shown above from another property. Docks, boat ramps and retaining walls at the shoreline are a different matter: Dominion Energy handles residential permits for those on Lake Murray. Check with them before any project touches the shoreline.
Yes. Grading comes first on any yard that slopes toward a house, a garage or the water. We build a compacted base and shape the ground so rainwater runs away from the slab instead of pooling against it. One crew handles both the grading and the pour, so the slope is set by the people who finish the concrete.
Light foot traffic is usually fine after about 24 hours. Keep vehicles and heavy loads off a new slab for at least 7 days, and wait before setting a grill or heavy outdoor furniture on it. Weather and the size of the pour can change timing, so we tell you what to expect when we finish.
Chapin is on our service area list, and we take patios, walkways, steps and slabs there. Send your address, the rough size, how the ground slopes and what you want built. We follow up to talk through the site evaluation before any work is scheduled, so nothing is guessed from a distance.
Send the address, the size you have in mind and how the yard slopes toward the house or the water. Trevor and the crew take it from there.
